December is typically a quieter month for Annex neighbourhood home sales; this month was no different than previous years. There were a total of 14 transactions. Keep in mind that with so few trades, the values can be skewed with more lower-priced condos and houses versus higher-priced homes – our overall annual markers will provide a better sense of value increase, which you can reach out to us here to discuss.
Annex Homes Values
There were five sales in the Annex in December 2021. The average home sold for $3,844,049, up from $2,795,005 in December 2020. The average list-to-sale price was 100%. There was a 50/50 chance of multiple offers on house Annex listings. The average home was on the market for 9 days.

Annex Condo Values
There were nine condo sales. The average Annex condo sold for $1,022,243, slightly down from $1,152,316 in December 2020. The average list-to-sale price was 101%. There was a 50/50 chance of multiple offers on house Annex listings. The average home was on the market for 29 days (note that condos are typically on the market for longer due to status certificate reviewal). The days on market were longer in December of 2020 due to the Fall market slowdown and simply put, condos were on the market for longer before receiving an offer in late 2020.
